Rent Criteria

Application Process

Here at Total Real Estate of Nevada, renting is made simple. 


First, we look at 4 main criteria to determine the eligibility of your application. 


Complete our online application, it only takes a few minutes! 


1. Income

Your monthly NET income has to equal 2.5x the rental price.


2.Credit

Our minimum FICO score is 625. Banking Apps or Credit Karma can show your baseline credit score. (If you have had a bankruptcy, please supply discharge paperwork in your application. If you had an eviction your application will not be considered).


3.Background

Background checks have to be clean without a felony conviction.


4. Rental History

 Rental history provides credibility! (Family/Friends do not count).


* If you are lacking in one of these areas, please contact our offices to determine eligibility. There is a possibility for approval with an increased deposit. For furry friends, please review the next section.

We accept multiple applications on all our properties.


Our application qualifications are simple:


  • All applicants must be at least 18 years of age or older.


  • Those applicants applying will also need to meet the criteria above.


  • The property will need to be viewed with a licensed real estate agent prior to approval.


  • We do not accept co-signers. All tenants must be full time residents.

Additional Rent Criteria Information

As you apply, you'll need to supply additional documents for review. If all documents are not provided at the time of applying, there will be a delay in the reviewing process.


These document will include:

DOCUMENTS

● 2 MONTHS of paystubs for W-2 employees or most recent tax return for Self Employed Individuals.

Considerations to verify income may be:
  • Offer letter for new employment 
  • Award letters, Pensions and Social Security can be provided as additional income.
  • Cash income, Zelle, Venmo, ect. are NOT verifiable and will not be considered.
**For Child Support and Alimony payments, the Nevada Court System will need to disburse payment from one party to the other. Cordial payment agreements will NOT be accepted.  

● Copy of ID for everyone 18 years of age or older. 

If you come from out of state, the qualifications will be the same however:

● Due to the transient nature of Las Vegas, there could be an increased security deposit.
● You will still need to view the property with a licensed real estate agent. The viewing will be via Facetime/Zoom/Skype and a Hold Harmless Agreement will be provided.

AFTER APPLYING

After applying, sit back and relax! Our staff will begin the process of reviewing your application which takes, on average, 2-3 business days. If additional documents are needed, our staff will reach out via email or phone call. We process the best qualified application meaning we process ONE application at a time and hold any others as “Back-Up” applications. 

Furry Friends/Pet Policies

 Although all of our properties may be listed as “No Pet” properties, a pet exception may be requested. This can ONLY be done once an application has been submitted with attached pet vaccine records and photo of your furry friend. In the event an Owner denies your request, your application fees will be refunded as a courtesy. If you have an emotional support animal (ESA), please provide an accredited ESA letter and supporting documents for reasonable accommodation. Total Real Estate of Nevada reserves the right to request verification.
