General Information and Questions:

  • Do we accept Section 8 housing vouchers?

    Unfortunately, we do not accept section 8.


  • When can I expect to hear back once I’ve submitted my application?

    It typically takes 2-3 business days for our office to review your application and reach out for additional information if necessary. If you do not hear from us within 3 business days, feel free to contact our office at 702-686-8686. 

  • When is the earliest I can move in?

    After you have been approved for the property, you have until the end of the next business day to submit the holding (security) deposit. Once the holding (security) deposit is received, we can schedule a move-in date up to 10 days from the date of approval. 



  • How do I schedule an appointment to view the property?

    Please contact a real estate agent to schedule a time to view the property. If you do not have a real estate agent, please contact our office at 702-685-8686 Ext 1 for more information. 



  • Would I be eligible for approval if I don't have the required credit score and/or income?

    Having a lower credit score and/or income doesn’t automatically disqualify you for the property. Depending on the credit score and/or income, we can consider approval with an increased holding (security) deposit. 

  • What if I have a felony conviction on my record?

    It depends on the felony and when it was committed. If you have been convicted of a felony due to a violent crime, your application will be denied. 

  • What are the move in charges upon lease signing?

    Below are the charges you will be responsible for upon lease signing:

    -Security (holding)  deposit

    -First month’s rent

    -One time administrative fee: $100 

    -Utilities reimbursement if applicable 

    -Landscaping/ pool fee if applicable


  • Are there additional fees in the lease agreement I should be aware of?

    Please read the lease agreement carefully upon signing as it goes into further details on the topics mentioned below. Fees in the agreement includes but not limited to: 


    - Late fees 

    - Service call fees 

    - Fees from HOA due to violations 

    - Fees for eviction notices
